Singh RanchDouglas Wilson Companies is pleased to announce the sale of Singh Ranch—a 460.9-acre operating agricultural property in Oceanside, San Diego. The Property was sold for $23,869,677.57.

The seller, Singh Property Management Company, is a family-owned company that has operated the property as a successful tomato farm for generations. The buyer is
Global Ag Properties II USA, LLC, a Delaware Limited Liability Company directed by Westchester Agricultural Management, a TIAA-CREF Company.

In representing the seller, DWC’s brokerage team, led by Tom Olson and Alan Scott, CCIM, exclusively marketed the property for sale. The buyer represented itself.

Under the terms of the sale, the Douglas Wilson Companies achieved a sale-leaseback agreement under which a Singh-controlled entity, West Coast Tomato Growers, will continue to operate the property as a tomato farm for five years. Singh is renowned in the region and nationally for its vine-ripened, pole-grown tomato production.

The seller received offers from homebuilders, land developers, and a green energy company in addition to agricultural entities over the several months during which the property was marketed; ultimately deciding to continue operations through the sale-leaseback.
